Highlights from Canada Mortgage and Housing Corp.'s spring, 2012 rental market report
The average national price for a two-bedroom rental in new and existing buildings rose to $887 in April 2012 from $864 a year earlier, according to the latest report from CMHC. The vacancy rate, meanwhile, slipped to 2.3 per cent from 2.5 per cent.

At $1,210, the average rent for a two-bedroom place was highest in Vancouver, up from $1,183 a year ago. The vacancy rate fell to 2.6 per cent from 2.8 per cent.

Toronto rents were also sky-high, with a two-bedroom place going for an average $1,164 a month, up from $1,124 a year ago. The vacancy rate slipped to 1.5 per cent from 1.6 per cent.

A two-bedroom place in Calgary rented for an average $1,113 in April of 2012, up from $1,040. The vacancy rate dropped sharply to 2.5 per cent from 3.4 per cent.

In Ontario’s Ottawa-Gatineau area, two-bedroom rentals were going for an average $1,104, up from $1,056. The vacancy rate was 2.1 per cent, up from 1.8 per cent.

Back on the West Coast, aspiring renters in Victoria needed to pay $1,046 for a two-bedroom place this spring, up $22 from a year earlier. The vacancy rate jumped to 3.5 per cent from 2.7 per cent.

The average monthly rent for a two-bedroom place in Winnipeg rose to $901 from $843 in April of 2011. The vacancy rate climbed to 1.2 per cent from 0.7 per cent.

In Montreal, the average rent for a two-bedroom apartment rose $5 to $708 a month. The vacancy rate fell to 2.2 per cent from 2.5 per cent last year.
The lowest average monthly rental in April of this year was in Trois-Rivières, Quebec, at $543 for a two-bedroom place, down $3 from a year earlier. The vacancy rate fell to 3.8 per cent from 4.2 per cent.
