The Action: The view of high-rises in the backyard of this semi-detached house was off-putting to some buyers, but others considered it a minor shortcoming given the house’s positive attributes. So the sellers reviewed and rejected half a dozen offers before one bid was negotiated $28,000 shy of the list price.
What They Got: In the past few years, the interior of this century-old house was modernized and personalized, starting with a skylit foyer with sightlines through the fireside living room and central dining area with hardwood floors to a kitchen with custom mahogany cabinetry, glass patio doors, stone finishes and stainless steel appliances.
Sleeping quarters are spread out with three second-floor bedrooms and a third-floor master suite with a skylight and one of four bathrooms, plus a guest room in the basement along with a den.
For parking, a garage is accessible from a laneway behind the 17-by-118-foot lot.
The Agent’s Take: “This one is quite unique because it’s a four-bedroom home with covered parking for two cars at Yonge and St. Clair and it’s been renovated, so this is very hard to find,” agent Boris Kholodov said. “Most homes are three-bedroom homes and they’re not renovated to the extent this one is.”
For instance, the sellers invested in style and substance. “The main floor was opened up and the layout changed to allow for a more free-flow of space,” Mr. Kholodov added. “A main floor powder room was also added, the kitchen was redone and there was extensive work to make the basement more functional, as well as significant upgrades upstairs.”
