LISTING AGENTS Douglas and Trevor Freeman, Freeman Real Estate Ltd
The Action: Only a few houses away from College Street in the heart of Little Italy, this modernized townhouse had a great deal of exposure through multiple showings and agents and public open houses.
What They Got: To breathe new life into this 80-year-old home, the mechanics were updated, new hardwood floors installed on the first and second levels and the main kitchen was outfitted with marble counters, a stainless steel island and access to powder room and mudroom with a walkout to the backyard.
Cosmetic work was also done in the second-floor bathroom amid the three bedrooms, and the basement, which contains a guest bedroom and recreation area with kitchen facilities, plus its own bathroom, storage rooms, laundry facilities and entrance.
What’s largely the same are the 10-foot ceilings with crown mouldings in the main living room and a ceiling medallion in the central dining room.
Parking on the 16-by-137-foot grounds consists of a detached double garage reached via a laneway.
The Agent’s Take: “[The sellers] spent the money in the right areas; they enhanced the look of kitchen and made the upstairs bathroom substantially bigger and nicer,” says agent Trevor Freeman. “And there was also a bathroom on the main floor, which in that location is not very common.”
Buyers also valued the convenience of on-site parking and many attractions nearby. “The location is extremely desirable because of everything College Street has to offer with restaurants, shops and public transit,” adds Mr. Freeman.
