The Action: Close to the intersection of Eglinton Avenue and Dufferin Street, this modern townhouse lacked a backyard, limiting its audience to young couples. But 10 buyers who felt they could do without booked private showings and a deal was negotiated after 17 days.
What They Got: About eight years ago, this more than 2,000-square-foot townhouse was built at the end of a row of brick and stone houses with multistorey plans, rooftop decks and built-in garages accessed via a laneway.
Entertaining areas include a living room with 13-foot vaulted ceilings and two sets of stairs: one leading to a lower-level family room with above grade windows and another connected to an elevated dining area and kitchen with granite counters and stainless steel appliances.
The second floor accommodates two bedrooms, both with hardwood floors, but just one with a semi-en-suite bathroom and the other featuring his and her closets. The third floor master suite has access to a deck and second of three bathrooms. There is a monthly charge of $35 for laneway maintenance.
The Agent's Take: "It's a typical townhouse set-up, only it's much wider and larger than the majority of townhomes today," says agent Doris Christensen, whose sold several units in the infill project. "There are only a few of them in an otherwise predominantly older neighbourhood."
Some buyers were also happy with its low-maintenance outdoor space. "From the upper-level terrace, you get a really picturesque view of the whole neighbourhood, it was like a postcard," Ms. Christensen adds.
