LISTING AND CO-OP AGENTS Douglas and Trevor Freeman, Freeman Real Estate Ltd.

The Action: There were several open houses and showings for this three-storey house, which sold for more than the asking price.

What They Got: A previous owner – and architect – reconfigured and renovated this over century-old, brick Victorian so it has two bi-level units with laundry facilities and a newly created, self-contained basement, plus an artist studio with heat, hydro and water at the back of the 25- by 197-foot lot.

The owner-occupied suite on the main and second floors contains a sky lit office addition, a fireside living room, a dining area and a kitchen overlooking a family room with a walkout to a deck, which is also accessible from one bedroom. Stairs lead up to a second full bathroom and two more bedrooms, including one with a balcony.

The second unit is spread across the top two floors, including an eat-in kitchen, bedroom and bathroom on the second floor, while an open, loft-style area with a deck rounds out the third floor.

The basement was finished with one bedroom, one bathroom, a kitchen, an entertaining area and an entrance out front, where there is parking.

The Agent's Take: "A detached property in the Annex is always going to attract a lot of people," says agent Trevor Freeman, who explains that many buyers were not deterred by the fire station next door. "Even though it was located next to it, it had so many other positives it was something people were willing to overlook."

The property itself had a flexible floor plan that suited many buyers. "It was a fantastic, well-designed property," Mr. Freeman states. "The owner-occupied space was extremely well laid out and offered a lot of square footage, so you benefit from getting a three-bedroom home and also a separate, self-contained apartment."
