LISTING AGENT Suzanne Manvell, Royal LePage Real Estate Services Ltd., Brokerage

The Action: This two-bedroom Annex Victorian was listed in late May but taken off the market for some "sprucing up," says agent Suzanne Manvell. Back on the market this fall, it sold within four weeks for 98 per cent of the asking price, a deal that left both buyer and seller happy, she says.

What They Got: The 21/2-storey semi has been meticulously renovated top to bottom. Unlike many neighbouring Victorian-era homes, it has a slate mansard roof which lets it stand out on the street.

"This home has been quite lovingly restored," says Ms. Manvell, "and brought back to its original character by its owner, who is an aficionado – a lover – of old Victorian homes. He has a great eye for detail and he is a great space user, which comes from his travel and his sailing and you'll see it throughout where he has added storage spaces where the average person wouldn't have thought."

In addition to the interior finishes, the home also has the benefit of a large backyard shaded by mature trees and parking space for two cars – a rarity in The Annex.

The Agent's Take: "We thought we'd be on the market a little longer than the average home in the area," says Ms. Manvell, "because it would appeal to a very specific buyer. And my seller was very well aware of that and was prepared for that specific buyer to come along."
