LISTING AGENTS Nancy, Elden and Daniel Freeman and Randi Kwinta, Freeman Real Estate Ltd.
The Action: Late last summer, this semi-detached Victorian was one of few income properties available in the Annex, so nearly 20 private showings and several public and agents-only open houses were promptly carried out. Offers were accepted at any time, provided the out-of-town seller had 48 hours to review the buyer’s terms.
What They Got: Filling out a 17-by-95-foot lot is this more than century-old structure with two separate apartments, private patio and two-car laneway parking.
Inside, the two-storey owner’s suite retains its main-floor living room with a gas fireplace and dining room, but the seller remodelled the kitchen with a rare powder room, granite and stainless steel finishes, rear entry and stairwell to the basement, which was dug out to create over seven-foot ceilings in the second bathroom and two bedrooms with walk-in closets.
The second floor features a compact two-bedroom apartment with separate entertaining area, kitchen and bathroom.
The Agent’s Take: “It’s an excellent location near College and Spadina. It wasn’t too far north of College, but far enough so you don’t get the sound of traffic,” said agent Elden Freeman, who adds that the seller also walked to work. “For a prof, it was great with the university a few blocks away and she got some income from it.”
This property’s shape and form was also adaptable to many buyer’s needs. “It was a nice renovation: simple and aesthetically pleasing,” Mr. Freeman said. “It was a perfect house to leave as is or convert into a single-family or possibly three apartments.”
