Listing agent: Victoria Boscariol, Avant Garde Real Estate Ltd.

Agent Victoria Boscariol has listed many properties downtown, but none had an extensive outdoor kitchen like the one in the south-facing backyard of this eight-year-old townhouse.

The secluded space contains a built-in, wood-burning stone fireplace, stone patio, fountains, raised flower planters and a shed.

“[The previous owners] spent over $100,000 on the garden renovations,” she says. “That really made the property very distinctive from others in the area.”

The townhouse includes a spacious floor plan and custom finishes.

“You can't always get it all, but you can in this house,” Ms. Boscariol says. “You're in a very old neighbourhood of Yorkville, but … you have all the modern conveniences of being in a new house.”

Recent improvements include dimmer switches in every room, a steam shower in the master ensuite bathroom, and a home theatre in the lower-level recreation room, complete with a projection screen.

“Everything was done very meticulously in that house,” the agent says.

“There's nothing for anybody to do, but just move in and enjoy.”

Other features include three bedrooms, five bathrooms and multiple walkouts, as well as 10-foot coffered ceilings, marble and granite countertops, and hardwood and limestone floors.

On the main floor, there is a combined living and dining area, open eat-in kitchen and fireside family room, “which is very unusual because land is so limited,” Ms. Boscariol says.

The second floor is dedicated to the master bedroom, which has a gas fireplace, his and her closets and a balcony.

The third floor houses a skylit office and two bedrooms, both with private bathrooms and one with a balcony and walk-in closet.

From the basement, there is direct access to a double garage, which is a rarity in the area. “It's very tight down here in Yorkville,” Ms. Boscariol says.
