Despite its dated decor, the buyers of this 5,081-square-foot home were able to recognize its potential. In fact, the house, built in 1955 and in its original condition - pink bathroom, wood panelling and all - generated 12 offers and a sale price $151,000 over the asking price.

"[They] saw the value in the existing house even though it had to be gutted and have everything renovated," agent Sue Johnson said. "This home has a very contemporary layout with lots of space which lends itself to modern living."

The house need not be completely gutted, Ms. Johnson said. "There are original hardwood floors which can be refurbished." And although the seven-bedroom house with several wood-burning fireplaces is in need to restoration, the location is "magical."

"The neighbourhood is very special," Ms. Johnson said. The home sits on a large, 14,310-sq.-ft. lot on a quiet cul-de-sac in a neighbourhood that was created in the 1950s. There are no overhead power lines and no through streets, she said.

"Homes here rarely come to market. This was an estate sale. The house had been owned by the same family since its construction."

But while it is a quiet residential neighbourhood, Ms. Johnson said, "once you get outside of this enchanted enclave, you are very close to the shopping and restaurants of 41st Avenue, as well as transit which can take you to UBC in five minutes or downtown in 15."
