Smaller suites dominate high-rise

For the third and final high-rise at its condo project in central Mississauga, Amacon is putting the emphasis on smaller suites.

The previous tower contained units ranging from one bedroom to three bedrooms with a den. But there were relatively few of the smaller homes, and they were the first to be snatched up, largely by young professionals and first-time buyers.

To keep up with the demand from that market, the builder is shifting the ratio in the latest phase of the project, located near the corner of Hurontario Street and Burnhamthorpe Road. Called Elle, the tower will contain one- to three-bedroom suites ranging from 555 to 1,190 square feet, but there will be a higher percentage of smaller suites.

"With Elle, we tend to do more compact, more livable two-bedroom [plans] with one bath, and two-bedroom [plans] with two baths," broker Winnifred Ng explains.

The 815-square-foot model suite, for instance, has two bedrooms and a den. The kitchen looks out on a combined living and dining area with floor-to-ceiling windows and a walkout to a balcony.

The master suite has a walk-in closet and en suite bathroom. There is also a main, four-piece bathroom and a laundry area.

"It's compact, but it has everything," Ms. Ng says. "[Purchasers] can walk through and really appreciate that it's very functional and livable."

Since the launch of Elle in September, half of its 328 units have been purchased, with sales fuelled mainly by prices, which start at $169,300. And for a limited time, suites can be bought with just a 5-per-cent down payment.

"[Young buyers] have the ability to carry the mortgage, but the down payment is an issue," Ms. Ng says.

The 31-storey glass tower will rise from a three-storey podium at Kariya Drive and Elm Drive West, behind the first two towers. Elle will feature more contemporary designs, a quieter setting and more panoramic views.

The site is minutes from shops, restaurants and entertainment and cultural venues. Major highways and public transit are easily accessible.

Residents will be able to enjoy an indoor pool, hot tub and gym, as well as a party room, screening room and library. A terrace on the podium will have patios and a barbecue area. Guest suites and a car-wash bay are also among the conveniences.

Standard features include granite kitchen countertops, porcelain floors and wood Shaker-style cabinetry, as well as nine-foot ceilings and wide-plank hardwood floors.

Units come with six appliances, parking and a locker. Monthly fees will be 40 cents a square feet, plus hydro.

Move-in dates are slated for March, 2010.
