Adult-lifestyle project offers golf course, recreation centre

Rosedale Village Golf and Country Club is a gated condominium development in Brampton that not only offers adults a close-knit community but a 20,000-square-foot recreation centre, parkland and promenades, and a nine-hole golf course.

Construction of the recreational retreat by Rosedale Village, a branch of Pemberton Group, began 10 years ago, and may include as many as 1,800 units by the time it is completed.

While adult-oriented communities are common in the United States, Rosedale Village will be one of only a few in the Greater Toronto Area that offers a maintenance-free lifestyle and extensive amenities on more than 300 acres of land.

"It appeals to adults of all ages — there's really no provision for children — so we're getting retired folks, empty-nesters, even a lot of working professionals," sales representative Susan Gray says. "They like the social aspect as well; there are a lot of clubs they can join and activities going on at the clubhouse."

The project occupies the northwest corner of Sandlewood Parkway and Dixie Road, next to the Heart Lake Conservation Park. It will include bungalow units — detached, semi-detached and townhouses — as well as condo suites in eight three-storey buildings.

The project is in its fourth phase, with 58 bungalow units already built, a few of which are available for occupancy within 90 days. Another 47 bungalow units are under construction, and half of those are sold.

A mid-rise building with 49 suites also is being built, and more than 70 per cent of those have been purchased.

By fall, there will be more than 250 low-rise homes completed and 98 suites in two mid-rise buildings.

The recreation centre, now open, features fitness facilities that include a pool and exercise room. An auditorium, fireside lounge with a bar, billiards area and kitchen provide more space for socializing. Outside, there is lawn bowling, tennis courts and a shuffle board.

Bungalows range from 1,115 to 1,515 square feet in size and are priced from $271,900. They will be situated close to the sidewalk and have prominent porches or verandas.

The façades will be brick and feature steeply pitched roofs, gables and dormers.

The interiors will include sunrooms, kitchens with breakfast areas and laundry rooms on the main floor.

Detached bungalows will have nine-foot ceilings, gas fireplaces and cold cellars.

The mid-rise suites will range from 645 to 1,000 square feet, and start at $149,900. They will have appliances, a balcony or patio, plus a locker and parking. Monthly fees for suites range from $300 to the mid-$400s, while fees for bungalows go from $240 to $290.

Beyond the community, Brampton offers shopping centres, restaurants and performing arts theatres. It is a short drive from the site to highways 410, 407 and 401.
