The Action: It took just one week of market exposure to get three buyers to make a serious play for this three-storey house on an elevated 50-y-140-foot lot in the exclusive Baby Point community.
What They Got: Including lower-level recreation, work and storage rooms, there is 4,100 square feet of living space inside this roughly 80-year-old centre hall residence, which was drastically updated between 2004 and 2007.
The sellers replaced the wiring and drainage systems and installed traditional elements, such as a gas fireplace in the living room and oak hardwood floors throughout to complement the wainscoting, French doors and leaded glass windows in areas like the foyer and formal dining room.
Bigger makeovers took place in the kitchen, which displays limestone floors, granite counters and stainless steel appliances, as well as a third floor master office with a walk-in closet and one of four bathrooms.

patio, yard and both a rear attached garage and detached garage.
The Agent’s Take: “People are prepared to pay a premium for homes in a location that is quiet and away from traffic,” says agent Theodore Babiak, who also notes this lot is also 40-feet deeper than some. “The property was flat, but to the north of it, it sided onto a ravine that sloped down to houses on Baby Point Crescent … so it gave this house more privacy.”
The injection of modern luxuries was also favoured by buyers. “It’s a good-sized, three-storey house that had been renovated,” Mr. Babiak states. “They finished off the third floor well, so it was being used as a home office, but it easily could have been a master suite.”
