LISTING AGENT Bill Mohan, Sutton Group Realty Systems Inc.

The Action: Nestled among other large houses in High Park, this century-old residence was listed for a tempting price under $900,000, which drove shoppers to swarm the open house and prompted nearly 100 buyers to book private showings.

Given the unprecedented interest, six buyer returned to participate in a bidding war, while several others opted out.

What They Got: On a 34- by 120-foot lot facing a short, treed street, this two-and-a half-storey structure has 2,640 square feet of finished space, including a large foyer, a fireside living room, a dining room with beamed ceilings, an updated eat-in kitchen and a sunroom with sliding doors to a deck and south-facing backyard.

On the floors above, there is a fireside family room, a second sunroom, three bedrooms and one of three bathrooms on the second level, plus a fourth bedroom with an ensuite bathroom to round out the third level.

The basement apartment has a separate entrance, carpeted living room, kitchen and bedroom.

One car parking is available on the mutual driveway.

The Agent's Take: "Constance is a really popular street," agent Bill Mohan says. "On the north side of the street are the backs of the homes on High Park Gardens, so you're not looking at the front of houses, but the back of these big monster homes of High Park, so that makes it kind of unique."

This house also had distinguishing elements. "It had unique architectural charm," says Mr. Mohan, who cites a grand foyer with a deacons bench and stained glass window, and light-filled sunrooms as examples. "You're lucky enough to have one [sunroom] this one had two."
