The Action: Selling west-end homes is familiar territory for agents Philip Griffiths and Jane Fedosiewich, who listed this 11/2-storey residence under $900,000. Forty buyers attended the open house and another 12 arranged showings prior to a bidding war between two groups.

What They Got: At the southeast corner of two residential streets lies a 50-by-120-foot lot with a circular driveway to an attached garage and entrance to this detached, brick house now 55 years old.

Overlooking the front lawn is a fireside living room and dining area with hardwood floors, while the backyard is visible from a family room with a gas fireplace and an eat-in kitchen with patio access.

The lower level is unfinished, but the upper level has four bedrooms, including a master with a walk-in closet, balcony and one of the three bathrooms.

The Agent's Take: "It has character and charm," Mr. Griffiths says. "It has four bedrooms and it also has a main-floor family room addition, which a lot of those Cape Cods don't have."

Yet builders were as interested in the property as renovators. "Even though it was a corner lot, it has tons of curb appeal with its circular drive," says Mr. Griffiths, who notes one of the buyers spotted the house while cycling the treed street.

"Islington Village is a very desirable little pocket in Etobicoke, so homes don't often come up for sale there."
