LISTING AGENT Michael O'Brien, Bosley Real Estate Ltd.

The Action: This semi-detached, three-storey house – siding onto a private elementary school in St. James Town – received 25 private showings midweek and nearly 200 open house attendants over two weekend afternoons. On the day offers were reviewed, a bidding war broke out between a handful of buyers.

What They Got: This 3,800-square-foot residence on a 26-by 138-foot lot preserves original attributes dating as far back as 1890, including arched, stained and etched glass windows, four wood burning fireplaces and a grand reverse staircase with intricate Jacques and Hayes-style woodwork.

New hardwood floors were installed throughout, complementing the classic look of the fireside living and dining rooms, library and an updated kitchen with a walkout to a deck and south-facing backyard.

Private quarters consist of a fireside master bedroom and one of three bathrooms on the second floor, as well as three bedrooms on the third level, all with sky lit ceilings up to 20 feet above and one with a kitchenette and a deck.

A separate one-bedroom and one-bathroom suite is located on the second floor with a kitchen, fireside living room and flight of stairs down to a private entrance off the rear deck.

The basement is unfinished and private parking is not available, but the property is a short walk to amenities, such as Sherbourne subway station.

The Agent's Take: "Of all the houses I sold this year, it went for the biggest premium – nearly $300,000 over asking," says agent Michael O'Brien. "In all of my real estate career, I've never seen such a frenzy to get a house."

Nor has the agent seen a property with a rear apartment and reverse staircase like this one did. "It was a one-of-a-kind house," says Mr. O'Brien. "It was a very handsome and substantial Victorian with really incredible trims, mouldings and an incredibly elaborate staircase you had to see to believe."
