Bloor West semi under-priced for a quick sale Add to ...

TAXES $3,158 (2013)

LISTING AGENTS Nigel Denham and Linda Reynolds, Royal LePage Real Estate Services Ltd., Johnston and Daniel Division

The Action: The sellers of this renovated, semi-detached house in Bloor West Village wanted a quick sale, so it was priced in the mid-$500,000s. Within days, there were more than 50 showings for the century-old space and competing bids registered before the scheduled offer date.

What They Got: Since 2006, this 1,140-square-foot brick house on an 18-by-90-foot lot was extensively improved by the previous owner – who is also a designer – by modernizing its features and floor plan, updating its mechanics, windows, roof and shed and repaving the mutual driveway.

Sight lines are now clear through the fireside living room, dining area and kitchen, which bears new appliances, cabinetry, backsplashes and sliding doors to a deck, flagstone patio and gated yard.

Hardwood floors were installed throughout, including three bedrooms upstairs, and a family room and second sleek bathroom were created in the 570-square-foot basement.

The Agent’s Take: “It was renovated top to bottom, essentially back-to-bricks type of deal,” says agent Nigel Denham. “It was of high quality and very good taste.”

The attention to detail was a telltale sign this was a designer’s home. “The open-concept kitchen was very nice, there were polished concrete floors in the basement, which gave it a cool loft-like feel, and it had a really charming backyard with an ivy-covered shed,” adds Mr. Denham.
