LISTING AGENTS Julie Kinnear and Holly Chandler, Keller Williams Neighbourhood Realty

The Action: Just a short stroll south of a subway station, shops and restaurants on Bloor Street, this brick Tudor residence was jammed with buyers, including 150 guests during the weekend open house.

The last day of March, three offers were presented to the seller, who chose one $86,660 over the $869,900 list price.

What They Got: This 1,470-square-foot residence has a traditional appearance with leaded glass windows, wood trims and refinished hardwood floors, but also modern essentials, such as updated wiring and broadloom in the recreation area in the 630-square-foot basement.

Halls and walls divide up the main floor, where there is a living room with a wood-burning fireplace, a formal dining area with wainscotting and a kitchen with entry to a breakfast room and sunroom with an exit to a deck.

Three bedrooms and the larger of the two bathrooms round out the upper level.

For parking, there is a garage and private drive on the 33-by-88-foot lot.

The Agent's Take: "That section of Armadale is really quiet and it's close to everything, and everyone looks after their homes," says agent Holly Chandler.

"The house itself has wide frontage, and someone could move in and renovate slowly or there were a lot of possibilities to do a substantial renovation on it as well."
