The Action: At the base of Craigleith Ski Club in the Town of the Blue Mountains, MacPherson Builders developed a low-rise project with some inventory houses available at all times once construction began a few years ago. For this two-storey house – the second last model available – the builder declined lowball offers pitched prior to its completion in November and negotiated a better one from the 12th visitor by mid-February.

What They Got: The Orchard at Craigleith encompasses 130 luxury houses, such as this 2,581-square-foot house modelled after the builder’s popular “Banff” floor plan with a dining room, eat-in kitchen and two-storey great room with a floor-to-ceiling gas fireplace, plus a laundry and mudroom with entry to the double garage and 81-by-114-foot lot.

Upscale appointments range from 10-foot ceilings on the main floor to wood and stone finishes to four bathrooms, including an ensuite in the largest of four bedrooms upstairs.

Monthly condominium fees of $155 cover upkeep of the community’s roads, pond and trail, plus there is a separate fee to use Craigleith’s pool and clay tennis courts nearby.

The Agent’s Take: “We’re right on a ski hill and walking distance to the Georgian Trail and Georgian Bay … so it’s a lovely location,” says agent Jennifer Wootton, who notes this house and neighbouring ones are largely purchased as recreational properties.

“There is great architectural control, so it enjoys a strong resale value, which is proven already … We’ve seen resale values at $1-million.”

This house is also unlike older subdivision residences in the small town. “In new home developments in town, [lot widths] are 40 and 50, maybe 60 [feet], so this is a big recreational lot with views of Georgian Bay and the mountains,” Ms. Wootton said.

“It has a huge ski and mudroom, and all our homes have the post and beam accents outside, so they have the chalet look, and lots of different ceiling heights, so the rooflines are very interesting.”
