The Action: Clients of agents Irene Kaushansky and Philip Brown originally wanted a large lot to build their dream home, but changed their mind after touring this detached bungalow just west of Humber River parkland. They expected a bidding war based on Sunnylea's popularity, so they sweetened their proposal by nearly $60,000.

What They Got: More than five decades ago, this brick residence was built with a three-bedroom and two-bedroom plan and attached double garage on an 88-by-125-foot lot.

Hardwood floors run throughout the fireside living room. There is a dining area and open kitchen with a granite-topped peninsula, stainless-steel appliances and a walkout to a two-tiered deck with a pergola, treed backyard, garden and shed.

The Agent's Take: "Although in east Sunnylea [lots] do tend to be a little bigger than west Sunnylea, this one was quite exceptional," agent Irene Kaushansky said.

"[The buyers liked] the sprawling nature of the house and quiet street, very lush and very green."

The interior was also better than expected. "The kitchen was nicely renovated and because we got a larger lot, the principal rooms were bigger," Ms. Kaushanksy said.

"[The buyers] may not even have to do the build they were originally considering, so it gave them more options."
