The Action: Just east of Deer Lake in South Burnaby, this two-storery mansion piqued the interest of 40 buyers – many originating from mainland China – who were granted private tours over the course of three months this year. Several wine and food affairs for select realtors and clientele were also held to help generate offers, a few of which were turned down and one agreed upon for $9.948-million – $3,042,000 short of the asking price.

What They Got: In 1995, a 191-by-323-foot lot was acquired for this 14,456-square-foot custom creation with high-end appointments, from a circular office and racquetball court with a viewing lounge to silk padded walls, rich mahogany woodwork and granite, marble and limestone masonry.

But the owners have roots in Burnaby, so they splurged on this property and its award-winning gardens even though neighbouring homes are mostly valued between $1.5 and $2.5-million.

“The owners flew in all these plants from Washington and Oregon – fully grown so they didn’t have to go through the infancy stage – so it has a beautiful English rose garden, herb garden and perennial gardens,” says Mr. MacDougall, who also found the study to be a unique asset.

“The office had oak everywhere – oak ceilings, oak walls and oak fireplace – and it had views of the property, overlooking the pool. It was like his Oval Office."
