The Action: On a quiet street in St. James Town, this urban townhouse was previously tenanted, so agents Cameron Weir and Scott Hanton professionally painted, cleaned and staged it before three open houses late last year. Given that the price was once reduced, some concessions were made during negotiations to keep the most interested buyer from walking.

What They Got: In a decade-old, gated community of about 40 townhouses, this standard model has a street-level entrance, three-storey plan and a rooftop terrace with a gas barbecue, plus a locker and spot in a parking garage.

The main floor is completely open, from a kitchen with ceramic tile flooring to the dining and living area with hardwood floors. Yet, the newly carpeted, upper floors are divided with a second floor master suite with one of three bathrooms, and a third floor den and bedroom.

Monthly maintenance fees are $159 and $44 for water.

The Agent’s Take: “It’s nice in the sense you can get in a freehold townhome in central Toronto and there’s not a lot you can get into at that price point,” says agent Cameron Weir. “[Plus] you have the terrace on top with a gas line, so you can have your barbecues in the summer.”
