CO-OP AGENTS Irene Kaushansky and Philip Brown, Keller Williams Neighbourhood Realty

The Action: Agents Irene Kaushansky and Philip Brown arranged for their clients to inspect numerous properties in move-in – or near perfect – condition in central and south Etobicoke neighbourhoods. To avoid competition, they swiftly drafted an attractive offer for this detached bungalow in Glen Agar.

What They Got: This more than 50-year-old, brick bungalow has a three-bedroom plan with an open living room, a dining area and a recently renovated kitchen, in addition to a lower-level office, recreation room and sitting area with a gas fireplace.

Supporting components include two full bathrooms and a central vacuum system, along with an attached garage, shed and private side yards on the 134-by-60-foot corner lot.

The Agent's Take: "It was a really good-sized space with good-sized bedrooms, nice open concept principal rooms and a nicely updated kitchen," says Ms. Kaushansky. "That would have been sufficient on its own, but it had a nicely finished basement, so it was like getting two houses in one."

Furthermore, there was space to roam outside. "Although it was on a corner, it was positioned so … it had two nice, distinct outdoor spaces to use on opposites ends of the house," Ms. Kaushansky adds.
