THE ACTION: Clients of agent Nutan Brown knew exactly the type of home they wanted to buy in Parkdale, so they negotiated a deal for the first one they saw, which was this recently remodelled semi-detached house.

WHAT THEY GOT: This over century-old, brick Victorian combines traditional touches with urban upgrades, such as hardwood floors and pot lights in the office, fireside living and dining area and open kitchen, which also features granite counters and stainless steel appliances.

THE AGENT’S TAKE: “[The buyer] were looking for a home in move-in condition and offered rental income,” Ms. Brown states. “There really wasn’t that much available in the area with that criteria, so we zeroed in on this and pursued it a couple times until we worked something out that worked for everybody.”

The outdoor space was also ideal for the buyer. “The other thing this person was looking for was a fairly maintenance-free yard, so this was perfect with no grass to cut,” says Ms. Brown, who adds that the seller also installed an industrial grade, pull-down ladder to the roof.

“It wasn’t really finished, but you could easily put in a rooftop patio with a railing and ...wooden decking. You could see the lake and Toronto Islands, it was pretty spectacular.”
