LISTING AGENT Linda Ing-Gilbert, Re/Max Hallmark Realty Ltd.

The Action: Offers for this three-storey house in Leslieville were held back for one week to accommodate two open houses and about 50 private showings. But despite repeat visits from several interested buyers, on the day offers would be reviewed, none arrived. Agent Linda Ing-Gilbert says fear of a bidding war kept buyers from submitting an offer – a situation she says is happening with more frequency. A week later, two offers were tabled on the same day.

What They Got: A roughly 80-year-old house with more than 2,000 square feet of living space sits on a 26-foot by 120-foot lot, with a fenced back yard and a private driveway for two cars.

Inside, there are classic and contemporary finishes from original hardwood floors, plate rails and decorative entry columns in the living and dining rooms to butcher block counters, glass mosaic backsplashes and cork floors in the kitchen.

Casual living spaces include a breakfast area with access to a deck and a family room in the basement, where there is an extra bedroom and bathroom.

A laundry room and four-piece bathroom with heated floors serve the three bedrooms on the second floor, while a powder room is situated amid the two bedrooms on the third level.

The Agent's Take: "Everyone who came through said they [couldn't]believe how big it was. And it was a great lot too, that was very deep – with parking. You just don't get that in Leslieville," says Ms. Ing-Gilbert. "[In addition]they did nice upgrades to the kitchen and bathrooms since the house was very original when they bought it."
