The Action: Three dozen house hunters took the opportunity to explore this detached family home in Forest Hill. However, with stiff competition from other nearby properties also looking for buyers, a deal was negotiated in early May for significantly under the asking price.
What They Got: The exterior brick, stone and timber details of this roughly 70-year-old Tudor were preserved by the sellers, but the interiors were expanded and renovated with classic and modern luxuries, from elaborate trims, wainscoting and heated floors in the sky-lit master ensuite to central vacuum and sprinkler systems.
The 3,451-square-foot plan offers a living room with a limestone gas fireplace, a formal dining area and a combined kitchen and fireside family room with upscale marble finishes, butler’s pantry, built-in table, island and Sub-Zero, Wolf and Miele appliances, as well as patio doors.
Upstairs, two out of five bedrooms have walk-in closets and a private bathroom.
The 1,612-square-foot basement could function as nanny quarters as it has rear and side entrances, a guest bedroom, fifth bathroom and a recreation room.
A private driveway to a garage and fenced yard round out the 40-by-165-foot grounds.
The Agent’s Take: “There were several other properties on the market at the same time, however this property offered a very good combination of what people were really looking [for], including the original charm in exterior and all the modern finishings and features inside,” says agent Boris Kholodov.
“This house is very much a Toronto house with finishings that are attractive to most local buyers that appreciate good quality.”
Like the home’s size and style, the outdoor space is standard for the area. “It’s a very versatile lot because it’s a normal rectangle [shape] and it’s flat,” Mr. Kholodov notes.
“Most buyers … like a lot that is large enough to accommodate a swimming pool if they decide to put one in.”
