DAYS ON THE MARKET Four

LISTING AGENT Ken Priestman, Century 21 Leading Edge Realty Inc.

The Action: This custom house with a built-in garage on a 67-by-126-foot lot sits a 10-minute walk from the Shops at Don Mills. It was listed for four days, which was enough time for 40 showings, two open houses attended by nearly 100 visitors and a bidding war between six buyers.

What They Got: In 2007, an aging bungalow was renovated and reconfigured as a two-storey residence with 3,039 square feet of living space, including a master suite with a Juliet balcony and the largest of four bathrooms.

  • Hardwood floors are a unifying feature in the office, fireside living room and dining area, as well as a kitchen with an island and walkout to a covered deck, in-ground salt-water pool, playhouse and shed.
  • Part of the original wing was converted into a two-bedroom nanny suite as it has a separate side entrance that also connects to a lower-level media room, recreation and cooking quarters with double doors up to the backyard.

The Agent's Take: "This is predominantly a bungalow community that's going through a transformation. Some bungalows have been converted into two-storeys or storey-and-a-halves," agent Ken Priestman says.

"This was beautifully enhanced and rebuilt with a second-storey addition and [underwent] total renovation."

Large families in particular were fond of the changes.

"There were almost three distinct living areas within that house: a nanny suite, the upstairs added with the reno, which had three bedrooms, and the basement was immense with one bedroom and two recreation rooms," says Mr. Priestman, who even found the backyard exceptional.

"It almost had a Japanese courtyard feel with a wood deck, fountain and nicely shaded areas with Japanese maple and other foliage and trees, and a back porch off the kitchen, which overlooked this oasis and a nice salt-water pool … with a nice glass security fence.
