The action: In the heart of Bedford Park, home to the Toronto Cricket Club and Rosedale Golf Club, the sellers of this detached house on a 30-foot lot were approached by a developer to consider accepting a pre-emptive bid, which they did given the $151,000 incentive on top of the list price.

What they got: This 1,309-square-foot brick house has a traditional plan with hardwood floors throughout, including the three bedrooms upstairs, a fireside living room, formal dining area and galley kitchen with a walkout to a newly extended deck.

The agent’s take: “It’s a nice house, but dated and in need of a fair amount of work, so the person we were expecting to take the house would either do extensive renovations or tear it down,” says agent Camreon Weir., who explains that is a common fate for older homes like this one. “It’s a 30-by-130-foot lot in the cricket club, which is a great area and very family oriented.”
