DAYS ON THE MARKET Zero

LISTING AGENT Nutan Brown, Royal LePage West Realty Group

The Action: Agent Nutan Brown often recruits home stagers and handymen to freshen up a property, such as this nearly 50-year-old bungalow just north of the Eglinton Flats. Her painter grew more impressed with the place while carrying out his task, so he eventually made an offer before it could hit the market.

What They Got: This two-bedroom and two-bathroom bungalow was improved with updated wiring, some new windows and refinished floors, as well as a newly renovated eat-in kitchen and basement with a home theatre.

Original components include stained-glass windows and a wood-burning fireplace the living room and basement.

For parking, there is an attached garage and driveway.

The Agent’s Take: “Within the last two years, [the sellers] touched virtually every nook and cranny in that house and did a really outstanding job, and that’s with mechanicals as well as cosmetics,” says Ms. Brown, who explains the sellers initially planned to live there for several more years.

“It’s a really fabulous pocket for anyone open to location. In the last two years, I’ve sold four houses within a stone’s throw of that area because the value is so good.”
