The Action: About 20 buyers spent time touring this one-bedroom suite in a mid-rise near the Art Gallery of Ontario and Grange Park, which sold to another real estate agent who matched the list price of $374,000, but waived her commission fee, thus reducing the price to $363,435.

What They Got: Phoebe on Queen is a condominium community composed of three buildings named after streets they bordering on, including the Beverley, where this 726-square-foot suite is located.

A previous owner spent more than $26,000 on upgrades, such as custom track lighting, window blinds and a new vanity, shower and custom tiles in the semi-ensuite bathroom.

Loft-style characteristics include nine-foot ceilings, a wall of windows, slate and engineered maple wood floors, as well as sliding glass barn doors to separate the master bedroom from the open entertaining area.

Off the foyer, there is a laundry closet and an L-shaped kitchen with granite counters and stainless steel backsplashes and appliances.

Water costs are covered by the monthly fees of $466, which also goes towards 24-hour concierge and maintenance of a gym, party room and landscaped courtyard.

The Agent’s Take: “The unit was gorgeous with fabulous custom built-ins and finishes – including a built-in bed with rolling bed table – and much admired by all visitors,” says agent Wendy Smith. “Its location at street level and no balcony worked against it, but in the fourth week, there was an offer from a buyer for whom the view of Beverley Street was perfect.” The proximity of the amenities in and around the mid-rise was yet another major asset. “This complex is one of the best in downtown Toronto,” the agent notes.
