CO-OP AGENT Nutan Brown, Royal LePage West Realty Group Ltd.
The Action: Clients of agent Nutan Brown were prepared to engage in a bidding war for a property in the Old Oakville community by Lake Ontario.
However, en route to deliver their offer, Ms. Brown spotted a sale sign outside a comparable house – this traditional brick residence – on the same street. She promptly informed her buyers who were the first to have a private tour and quickly presented a bid for it instead of the other house.
What They Got: About 33 years ago, the previous owners worked with a builder to create this two-storey residence on a maturely treed, pie-shaped lot measuring 47-by-108 feet.
The interior was well-maintained with oak hardwood floors throughout the main floor, where there is a den, an entertaining space, dining area and family room with a reclaimed brick fireplace, as well as a kitchen and laundry room.
Two out of three bathrooms are located on the second floor amid the four bedrooms.
To store large items, there is an unfinished basement and an attached double garage.
The Agent’s Take: “[The buyers] really liked everything they found [in that area] – in terms of schools, parks, activities and lifestyle – thus, they were able to sell their home in Bloor West Village and get a much larger home for virtually the same price,” says Ms. Brown. “The other house was a little more renovated and this house is more original, but in excellent condition. So because [the buyers] are quite talented and visionary, they would like to make the changes to their own tastes.”
