The Action: This summer, roughly 80 open house attendees and 15 shoppers with private appointments closely inspected this two-storey house in Bloor West Village. Three parties presented competing offers that pushed the final price to $970,000.

What They Got: The sellers of this 78-year-old house gave it a thorough makeover, from installing new windows, drains and wiring systems to modernizing the entire basement and two four-piece bathrooms with heated floors.

The galley kitchen was redone with granite counters, pot lights and stainless steel appliances, plus the rear sunroom was converted into a causal eating area with a built-in breakfast bar, cabinetry, coat storage and a walkout to a covered deck.

Formal entertaining can take place in the fireside living room or an adjacent dining room, both with hardwood floors and French entry doors.

For more casual living space, there is a lower level recreation room around the corner from a new laundry room with built-in shelving.

Of the four bedrooms upstairs, the master suite offers the most storage with a custom wall-to-wall closet organizer.

Outside, the 30 by 106 foot lot accommodates a secluded backyard, private driveway and a detached double garage.

The Agent’s Take: “The biggest selling features was that it was in move in condition,” says agent Nutan Brown.

The size of the property was also a highlight. “Most of the homes have three bedrooms with smaller rooms, but this was a good size, four-bedroom house,” says Ms. Brown.

“The private drive is a huge attraction because most driveways for houses – almost 80 to 85 per cent – are mutual driveways, or they have parking pads.”
