CO-OP AGENT Patricia Houlihan, Macdonald Realty

THE ACTION: According to agent Patricia Houlihan, West Vancouver is not only home to properties with some of the nicest views and waterfront access in the country, but also some of the best schools and amenities.

Late last year, soft market conditions allowed Ms. Houlihan’s clients to buy this two-storey house in the prestigious community for just over $1-million, which was hardly enough in the past to buy “a tear down on a quiet street or a decent home on a busier one.”

WHAT THEY GOT: First built in 1973 on an unusually large lot – spanning 80 by 150 feet – this contemporary five-bedroom house has 3,256-square-feet of finished living space with skylights, floor-to-ceiling windows and several walkouts to outdoor space and a hot tub.

On the main floor, there is a family room with one of two gas fireplaces and four bedrooms, including one with access to one of two bathrooms on this level.

Upstairs, there is a master suite with a deck and the larger of two bathrooms on that level, as well as a kitchen and L-shaped living and dining areas with vaulted ceilings, walls of windows and sliding doors to a large rear deck and a front terrace.

The 200-square-foot basement is unfinished, but has a workshop and hobby room.

The garage shelters two cars.

Winding streets throughout the area lead to waterfront parks, schools and Caulfeild Village Shopping Centre.

THE AGENT’S TAKE: “This house, although built in the ‘70s, had …great light, vaulted ceilings, a nice layout and design, beautiful treed outlook and a huge sunny deck,” says Ms. Houlihan.

“It also had … a nice location in Caulfield, [which is] a premium neighbourhood.”
