The Action: After a hectic schedule involving 40 private showings for this semi-detached house in the Corso Italia area and two open houses that drew in at least 60 house hunters, nearly a dozen buyers returned with an offer. The new owner took the keys with an offer of a $75,100 premium to the list price.
What They Got: Nearly every aspect of this roughly 70-year-old house was removed and improved by the last few owners, who replaced the windows, roof and brickwork, updated the heating, plumbing and electrical systems and installed new maple cabinetry and breakfast bar in the kitchen, which has a walkout to a fenced-in patio area, mobile brick barbecue and a double block garage.

The Agent’s Take: “Generally when you have a property, A) that you have to do nothing to, unless you want to change colours and B) that has basement rental income, it drives the price,” says agent Anthony Coretti, who received twice the amount of offers he expected.
The outdoor space was also well designed for entertaining and parking. “The back pad is fantastic, it’s all concrete, fenced and private,” Mr. Coretti says. “You can drive through to the garage at the back, so you have the flexibility of washing your car in the privacy of the backyard.”
