LISTING AGENT Yvonne Huh, Royal LePage Real Estate Services Ltd., Johnston and Daniel Division

The Action: This North York residence received open house guests on the weekend and 30 groups at other times before it sold in an impromptu bidding war between five buyers. The new owners also bought virtually all furnishings.

What They Got: In 2003, a 50- by-125-ft corner lot was redeveloped for this 4,300-square-foot house with a double garage and driveway for five cars, a fenced-in pool, hot tub and south-facing backyard.

Appointments are lavish, such as hardwood and limestone floors, stainless steel appliance and six bathrooms, as well as sound, vacuum and sprinkler systems.

Casual and formal affairs can be accommodated easily as there is a den, a living room with a gas fireplace and coffered ceilings, a raised dining room and a fireside family room off the eat-in kitchen with a walkout to a deck, along with a lower level gym, media room and recreation room with patio doors.

At the top of the winding staircase, there are five bedrooms. Three have four-piece bathrooms, and the master suite has a six-piece bathroom, tray ceilings and a third fireplace.

The Agent’s Take: “This stunning, eight-year-old home attracted so many potential buyers because there was absolutely nothing to do but move in and put up your feet. Everyone loves that,” agent Yvonne Huh said.

“The front and back yards are beautifully landscaped and low maintenance, and the backyard only has flagstone and is separated into two areas by a wrought iron fence, making the pool safe for children.”

In spite of all the new changes, the property's established, suburban setting was treasured. “There was – and still is – so much pent up demand in St. Andrew because of the good schools and proximity to the subway and [Highway] 401,” Ms. Huh said.

“Houses in the neighbourhood are either very small, tear down bungalows or massive – over 5,000 square feet – rebuilt homes that are much higher in price than 51 Munro. There aren’t many renovated homes for sale in between this range of homes.”
