The Action: Like many large suites in the James Club residence in Etobicoke, this two-bedroom plus den suite spent some time on the market. Before and after the price was reduced from $549,000 to $539,000, several lowball offers were rejected until one buyer negotiated a price of $525,000.
What They Got: On the 12th floor of a 14-storey building, this 1,140-square-foot suite was completed just last year with classic, yet modern finishes, from granite kitchen counters, ceramic backsplashes and stainless steel appliances to large south-facing windows and glass balcony doors along the open living and dining areas.
Ultimate urban conveniences include three bathrooms, including four-piece bathrooms in each carpeted bedroom, and a walk-in closet in the master suite, plus ensuite laundry facilities, a locker and parking.
A monthly fee of $555 covers the cost of water, heat, concierge and maintenance of recreation facilities in the high-rise, which is also close to James Garden, Lambton golf club and Lambton park along the Humber River.
The Agent’s Take: “In a lot of condos, bedrooms are side by side, but in this one they were on opposite ends of the unit. So they were much more private and with each having an ensuite, they were totally self-contained spaces,” says agent Philip Brown, who initially bought the unit for a family member to reside in.
“We did upgrades that we normally wouldn’t have done if we were just looking at it as an investment, so we had hardwood throughout, a lot of granite and we bought a unit with three bathrooms.”
Access to amenities also impressed buyers.
“They have an in-house theatre, gym, pool and fully kitchened space for owners to have parties,” says Mr. Brown. “And it’s right across from the street from the Humbertown shopping complex, which is known as a high-end shopping area with cheese boutiques and gourmet restaurants.”
