Month-long prep pays off handsomely

The Action: To prepare this detached, 1,480-square-foot house for two open houses, it took a month to de-clutter personal items, repaint the interiors and bring in new furniture. But the time and energy invested paid off as this two-storey property sold quickly for $27,000 over the asking price.

What They Got: This 80-year-old residence preserves classic components, from its brick façade, wide veranda and leaded glass windows to a brick fireplace in the living room and plate rails in the dining room.

The Agent’s Take: “The house had a lot of inherent character, and what made a difference with this place also was that the kitchen and bathroom had been updated in the last five years and there was an existing family room addition,” agent Theodore Babiak says.

“It was in a really good location about a block and a half north of Bloor, so it was a very short walk to the subway.”
