LISTING AGENT Theodore Babiak, Royal LePage Real Estate Services Ltd.

The Action: About 15 buyers preferred to have a quiet private tour of this two-storey Tudor in the Kingsway, while 55 passed through during busy open houses on the weekend. Several shoppers returned to submit strong offers on the day they were reviewed by the seller.

What They Got: For more than two decades, the previous owner slowly modified and personalized this detached residence with a second-floor addition, updated heating, cooling and security systems, landscaped grounds, repaved driveway to the garage and a new two-tiered deck with built-in seating.

Inside this 2,020-square-foot house, hardwood floors and crown mouldings are featured in a traditional living room with a wood-burning fireplace and a formal dining room with wainscoting and access to the eat-in kitchen and deck.

The second floor has four carpeted bedrooms, including a master suite that spans the width of the house with a walk-in closet and one of two sky lit, four-piece bathrooms.

The lower level is divided up with an office and recreation room, as well as powder and laundry rooms.

The Agent’s Take: “It’s in the Kingsway on a short street between Prince Edward and Dunedin, which has a lot of families,” says agent Theodore Babiak, who recently sold a new property there for over $1.7-million. “The homes have been updated with infill projects, so property values have really rocketed in the last few years.”

What draws many to the community is its wealth of amenities, such as parks and schools, like Lambton-Kingsway School. “It’s a 15 minute walk to Bloor, the Kingsway and subway,” adds Mr. Babiak.
