The Action: Earlier this summer, agent Nutan Brown sold a west-end property in a bidding war that left many buyers disappointed.

But one of the unsuccessful buyers was later approached by Ms. Brown to buy a place of similar size and style nearby from clients who wished to sell it without going through the usual preparations and hassles of listing a home. So the sellers of this modernized house – situated across from Runnymede Public School – named the price they wanted and the buyers agreed.

What They Got: This detached, brick structure was recently renovated and expanded with everything from a third floor addition to new hardwood and granite finishes, plus the 30-by-160-foot grounds were landscaped.

The Agent’s Take: “Most of the properties along that stretch on Runnymede are two-storeys, so this was a home that was watched by many in the area as it was transformed into what it is,” Ms. Brown said. “The calibre of finishes are quite unique in a home like that.”
