LISTING AGENT Patricia Houlihan, Macdonald Realty

THE ACTION: This three-storey, east end house lacked a rental unit, lower level recreation room and quiet street setting, yet the 1½-hour open house brought in over 200 house hunters who had few other alternatives to chose from, says agent Patricia Houlihan. Thus, she received nine offers, including one that waived subject conditions and added 16 per cent to the asking price.

WHAT THEY GOT: Thirty years ago, this 2,421-square-foot house was custom built with a variety of naturally lit entertaining areas, sleeping quarters and private outdoor spaces with mountains visible in the distance.

The main floor features a living room with sloped, sky lit ceilings, a gas fireplace and etched glass doors to the hall leading to a raised dining room and open concept kitchen and family room with walkouts to a sunken solarium and the fenced backyard.

On the second floor, there are two small bedrooms and a large master suite with entry to one of two full bathrooms with skylights.

The top floor is a loft-like space with a walk-in closet, skylights and a 229 square-foot rooftop terrace.

Practical assets consist of a main floor laundry room, powder room, office nook, upscale appliances, and a double garage.

The site is close to parks, a library, community centre and shops, as well as the highway.

THE AGENT’S TAKE: “This home had a unique design,” says Ms. Houlihan. “It had a nice layout, but no basement which we thought might make it unattractive to the many first-time buyers we expected to be interested.”
