LISTING AGENT Theodore Babiak, Royal LePage Real Estate Services Ltd.
The Action: About 40 buyers arranged for private viewings of this Arts and Crafts residence in a residential pocket north of High Park and over 100 shoppers opted for impromptu tours during a public open house.
After a week of exposure, the property was sold in a bidding war.
What They Got: This roughly 80-year-old house offers 1,560 square feet of living space, plus a 780-square-foot basement, and a 25-by-200-foot lot with perennial gardens, parking on a mutual driveway and a rare 350-square-foot studio with nine-foot ceilings, hydro, heating and loft storage.
In the past decade, the brick residence was brought up to modern standards with new wiring, plumbing, heating and cooling systems, plus the kitchen was remodelled with wood cabinetry, ceramic backsplashes, high quality appliances and a breakfast room with access to a concrete patio.
To complement original wood trim, leaded windows and plate rails, there are oak hardwood floors and replica oak casement windows that were installed in the fireside living room and formal dining room.
A master suite with a sitting area and decorative fireplace occupies the front section of the second floor, which also accommodates two smaller bedrooms and one of two four-piece bathrooms.
The Agent’s Take: “People were interested to see a house that’s detached and that has three bedrooms in this area for under $600,000,” agent Theodore Babiak says.
Furthermore, the property was loaded with extras, from its pleasant appearance to its spacious size. “There are not a lot of homes in the area with 200-foot lots,” Mr. Babiak adds. “Typically, they’re 120 or 130 feet [deep] or less by 20 or 22 feet [wide].”
