LISTING AGENTS Jannelle de la Torre and Amar Manuel, Re/Max Select Properties; CO-OP AGENT Manny Riebeling, Sutton Group West Coast Realty

The Action: An out of town buyer asked agent Manny Riebeling to round up potential properties in Vancouver West with relatively new construction, at least three bedrooms and a price tag around $3-million.

In one week, he showed his client three dozen candidates, including this new custom estate in Kitsilano.

What They Got: Last year, Creekside Developments custom built this 3,354 square-foot luxury residence on a 39- by 122-foot lot with a fenced backyard, a triple garage and laneways on two sides.

Inside, ceilings soar ten feet above the main floor rooms which include a den, a fireside living room and a dining room with coffered ceilings, as well as an open family room with a second gas fireplace and a walkout.

The kitchen was dressed with hardwood floors, professional Viking appliances, antique cabinets and quartz counters, plus an adjacent wok kitchen with burners and a fan above.

Three out of five bathrooms are located upstairs, which has four bedrooms. One has an opulent domed ceiling and walls of windows framing a balcony.

Two bedrooms are in the lower level, along with a recreation area with a wet bar, wine room and a separate entrance.

The Agent’s Take: “[It’s] just three blocks from 16th Avenue, which is full of shops and restaurants, so the location is very convenient,” says Mr. Riebeling.

“Another nice feature is that it’s located right on a corner – not a street corner, but a laneway no one uses – so it had the feeling of a corner property without really being on the street, so it was very private and quiet.”

The buyer was also swayed by the home's high calibre finishes and smart design features, like the wok kitchen.

“They can close the doors and it’ll have a very strong fan, that way it helps take out the oil and odours,” says Mr. Riebeling.

“I’ve seen it a few times, but developers and builders should build more. A lot of my clients are Chinese and they love to have the wok already built instead of buying the property and building the wok kitchen.”
