LISTING AGENTS JoAnne Gludish and David Eisfeld, Royal LePage Real Estate Services Ltd.

The Action: The sellers of this detached Etobicoke residence deferred offers for one week, which allowed for 40 showings. Even in light of a smaller home for sale nearby, nine offers were registered.

What They Got: For 62 years, a plot of land measuring 46 by 120 feet has been occupied by a 1.5-storey brick house with an attached garage, private driveway and fenced yard.

The interior is original with a separate kitchen, living and dining rooms and a lower level recreation area, as well as four-piece bathrooms situated by two main-floor bedrooms and two upper bedrooms.

The Agent's Take: "In that pocket, it's one of the nicer streets because it has a nice tree canopy a lot of other areas don't have," says agent David Eisfeld, who resides on that street for that reason.

"It's walking distance to Islington subway, you're in a fantastic school district and a very short walk to shops in the Kingsway."

Like many older homes, buyers came in with demolition plans. "It's a nice wide lot, which is what a lot of people like when they're building," Mr. Eisfeld notes.
