LISTING AGENT Carmela D’Amico, Coldwell Banker Terrequity Realty
The Action: In the Regal Heights community, this detached, 21/2-storey house was swamped with home shoppers over one week this summer, from two dozen buyers with private showings to about 100 open-house attendants.
Some properties on the street have sold for around $1-million, but this one fetched a record-breaking $1.175-million in a bidding war between four buyers.
What They Got: More than $180,000 was spent upgrading this 88-year-old house by the seller and landscape designer who added an Ipe wood porch, Spanish cedar door, rear cedar deck, patio and garden with irrigation and lighting systems, custom stonewall and rare 600-square-foot triple garage with 13-foot ceilings, loft storage and access to a mutual driveway and laneway.
Interior renovations include laundry facilities off a third floor office, three updated bathrooms and a kitchen with granite, slate and stainless steel finishes and a walkout to the 30-by-113-foot lot, as well as a revamped one-bedroom basement suite with an eat-in kitchen and fireside recreation room.
A vintage vibe comes from elements, like a wood fireplace in the living room, wainscotting in the foyer and dining area, and hardwood floors throughout, including nearly all four bedrooms on the top two levels.
The Agent’s Take: “It was really well maintained, the landscaping was impeccable, the garage was an added plus, and any renovation [the sellers] had done was top quality,” says agent Carmela D’Amico.
“On the second floor, there’s a walkout to a balcony in the master bedroom, which you don’t get often, and they made laundry facilities on the third floor, so the basement apartment was completely self-contained.”
