The Action: Since the beginning of the year, low inventory in West Rouge has fuelled many bidding wars that pushed some properties into seven figures.

Priced under half a million, this detached, brick house with an attached double garage was great bait for about 100 open house attendants at the end of March. Fourteen visitors lined up with offers – and one withdrew – but one gambled with an accepted proposal $101,000 more than the list price.

What They Got: This three-bedroom house was modified to place an office and eat-in kitchen by the front foyer and a fireside living room and an open dining area at the rear with pot lights and a walkout to an interlocking patio and secluded backyard on the 29-by-109-foot lot.

The lower-level recreation area was customized with a second fireplace, kitchen, wet bar and one of four bathrooms.

The Agent's Take: "Tucked into the popular West Rouge community, the home is an easy walk to one of Ontario's most scenic locations near Lake Ontario and the lovely trails along the Rouge River," says agent Cathy Methven.

"GO Trains are a short bus ride away and many prized schools serve the neighbourhood."

The main perk of this home was its interchangeable floor plan.

"Built in the late eighties, this home was extensively renovated by a previous owner to move the kitchen/great room away from the back of the home and relocate the kitchen to the front, former living room. The result allows for a main floor office in the original dining room, if desired," Ms. Methven adds.

"[In addition] the size of a four-bedroom, built as a three, meant a huge master with a four-piece ensuite bath and walk-in closet."
