LISTING AND CO-OP AGENT Andrea Morrison, Royal LePage Real Estate Services Ltd.

The Action: A couple of High Park renters ended their casual hunt for a family home after spotting this detached, 21/2storey residence nearby. Aware there would be competition on the day offers were accepted, they proposed a premium of $77,208 to beat out another buyer.

What They Got: The previous owners modernized this over a century-old brick house so it has an updated second-floor bathroom and main-floor kitchen with stone counters, stainless steel appliances and hardwood plus access to a deck and private yard.A traditional atmosphere is maintained with original woodwork in areas like the grand foyer, leaded-glass windows in the fireside living room and beamed ceilings in the formal dining room, plus a fireplace in one of the three bedrooms on the second floor.

The third floor has two bedrooms, including a master suite with a sky-lit bathroom with heated floors.

A guest bedroom, bathroom and recreation area complete the basement, which has a separate entrance. Outdoor assets include a balcony off the second-floor office and parking at the front of the 30- by 125-foot grounds.

The Agent’s Take: “[The buyers] loved the character, charm and spaciousness of the house,” says agent Andrea Morrison. “Westminster had a beautifully renovated and good-sized kitchen.”
