The following Monday, there were multiple offers with the best bid coming from someone already living in the neighbourhood.

The Agent's Take: "It was a lovely, renovated three-storey, semi-detached house with lane parking at the rear," says agent Elli Davis, who had the sellers declutter and stage the interior to attract buyers. "It sold well because it was really in move-in condition."

The area's established amenities were also paramount. "The easy walk to Yonge Street really appealed to people," adds Ms. Davis. "We had a lot of interest in that area and the price point was on the lower end."
