LISTING AGENT Elli Davis, Royal LePage Real Estate Services Ltd.

The Action: On a one-way street a block north of Ramsden Park, this semi-detached house was closely inspected by house hunters through 45 private showings mid-week and two open houses on the weekend. The following Monday, there were multiple offers with the best bid coming from someone already living in the neighbourhood.

What They Got: Between 2006 and 2007, this older brick house was revamped with modern luxuries, such as hardwood floors and crown mouldings in the fireside living room, dining area, central kitchen and family room, which also features double doors to a deck, patio and gated south-facing yard.

Broadloom carpeting pads the four bedrooms on the second and third floors, including one with a walk-in closet and another with access to a deck.

Notable conveniences include four bathrooms, a central vacuum system and an unfinished basement, plus a carport for two-car parking off a laneway behind the 19-by-120-foot lot.

The Agent’s Take: “It was a lovely, renovated three-storey, semi-detached house with lane parking at the rear,” says agent Elli Davis, who had the sellers declutter and stage the interior to attract buyers. “It sold well because it was really in move-in condition.”

The area’s established amenities were also paramount. “The easy walk to Yonge Street really appealed to people,” adds Ms. Davis. “We had a lot of interest in that area and the price point was on the lower end.”
