The back story

The red-brick building on Wellington Street was built in 1915 and for many years served as a workplace for Butterick Publishing Co.

In 2001, the building was converted to 10 “hard” lofts with the industrial character that comes from large, arched windows, exposed brick and weathered wooden ceilings.

The building was divided into two generous-sized lofts per floor, with an elevator running up the middle. That way, points out real-estate agent Carol Austin of ReMax Condos Plus Corp., each suite has windows on three sides.

The original staircase and elevator for the building still stand in the lobby.

Ms. Austin says the building appeals to residents who want to be close to the financial district and the bars and restaurants of King Street while still maintaining their privacy.

“The quietly wealthy want this kind of space,” says Ms. Austin. “They appreciate how unique it is.”

Mark and Monique Sullivan purchased unit 301 several years ago. Mr. Sullivan says the couple liked the building’s low profile and that it feels more like a home than a high-rise building with valets and security. “It’s very unusual to have what feels like a residential street right in the middle of downtown,” he says.

The third-floor unit at the rear of the building provides 4,535 square feet of living space with two bedrooms and three bathrooms.

The elevator opens directly into the foyer. The 30-by-36-foot living room has large windows, a textured brick exterior wall and a double-sided fireplace with marble surround. The open space also accommodates a large dining room table.

The home office next to the living room could be used as a third bedroom, says Ms. Austin.

Throughout the unit, ceilings are 12 feet high and the walls have traditional panelling. The jatoba floors had been stained a deep brown but they’ve now been restored to their natural cherry hue.

“I love hardwood floors,” says Mr. Sullivan. “Something about the wood is warm, inviting and almost artistic.”

The 19-by-17-foot kitchen has a large island, Wolf range, marble countertops and a built-in aquarium. The master suite has a luxury bathroom with free-standing tub, double shower and walk-in closet.

A guest room also has an ensuite bath with built-in marble bench.

The best feature

Mr. Sullivan’s favourite haven is the theatre room at the rear of the unit. Many business confabs, elegant parties and casual gatherings have taken place there, says the executive.

The room, with a view toward King Street, has a wet bar, home theatre system, drop-down screen and doors that open to a Juliette balcony. “It’s just a great, inviting space,” says Mr. Sullivan. “Speaking from a guy’s perspective, it’s the ultimate man cave.”
