The Back Story
Lots of couples must fantasize about setting up separate side-by-side suites but the husband and wife who bought the entire 16th floor of a luxury building in Yorkville have actually done it.
The Toronto power couple (who asked that their names not be used) are involved in the arts and philanthropy. They chose the Regency building mainly for its location at the corner of Yorkville and Bay, along with such perks as valet parking and concierge service 24/7.
They hired a designer to plan the layouts and came up with a combined living space that lets them flow between the two. The units have contrasting appearances: hers shines in sunlight while the deep tones in his allow the city lights to sparkle after dark.
But the decision to set up distinct living spaces is not only about the decor, says agent Janet Lindsay of Chestnut Park Real Estate Ltd. “They wanted a place where they could live together, but she also has a home office”.
This way they each have space in which to conduct business from home and hold meetings in private, she explains.
Each unit has light from three sides, and, since the couple owns the hallway between the two units, they were able to decorate that too. “You have this nice transition from one to the other,” Ms. Lindsay says.
Private elevator access to their floor allows them to just leave the doors open and wander down the hall whenever they like.
When the two entertain together, party guests can drift from north to south, Ms. Lindsay adds.
His and Hers
Her unit on the north side of the building is airy and tranquil, with an abundance of white. The walls, the window frames, built-in furniture and stone surfaces are all glacial. Mirrored support columns lend the impression of an uninterrupted view.
The kitchen, custom-designed by Bellini, is pristine white unfettered by any cabinet hardware. Stainless steel appliances are built in.
Throughout the suite, wide-plank, riff-cut oak floors have been left unstained, with just a light oil finish.
Her home office is tucked in behind the dining room, which allows her to use the Saarinen-designed marble dining room table as a boardroom table for meetings, Ms. Lindsay adds. The study can also be closed off by a sliding high-gloss lacquer door.
The master bedroom has two custom shoe closets and a concealed “elevator” television which rises up from a console at the foot of the bed.
The ensuite bathroom has a glass shower enclosure with built-in bench, a towel warmer and heated floor.
A second bedroom has its own ensuite.
For al fresco living, the suite has two large terraces with three sets of French doors each. There is also a balcony off the master bedroom.
At the south end of the floor, his 2,535 square feet have an edgier, more masculine feel.
The reception hall, with formal column, has recycled concrete flooring imported from Italy.
Interior window frames are black and the living room has oak floors stained grey.
A powder room is lined in dramatic black wallpaper with a card-playing theme.
His library, lined in walnut shelves, has a built-in console for laying out books in order to study them.
Throughout the space, dark finishes, walnut panelling and built-ins, and Artemide lighting increase the drama at night.
“This side really comes alive at night because of all the twinkling lights you see around you,” says Ms. Lindsay, gesturing to the windows on three sides.
To the south, the view is straight down Bay Street to the towers of finance. “This gives us a corner balcony looking over to the financial world where he obviously has his roots,” she says.
The custom-built Bellini cabinetry in the kitchen is slate grey and the countertops are black.
A family room next to the kitchen is flooded with light from the south during the day.
His master bedroom suite also has a large walk-in closet, hidden television and bath with steam shower.
The Best Feature
Ms. Lindsay has lots of ideas for potential pairings of the two suites. The real appeal is the flexibility, in her opinion.
A son who looked at the package thought he might ensconce his father in one of the units.
A couple could live on one side, points out Ms. Lindsay, and let the nanny and children have the run of the other.
She thinks it’s an unusual opportunity to be able to buy two units together, but the two can also be purchased separately. The asking price for his is $4.295-million, while hers it’s $4.195-million.
Ms. Lindsay says she has seen lots of interest from the international market because potential buyers like the fact that they can just move in. Carpets, built-ins and much of the furniture is included.
