The Action: Agent Lena Preje spent months marketing one of three custom homes backing onto a funeral home, which scared superstitious buyers. Once that one sold for $1.125-million in March, one of the disappointed bidders got another chance and bought the model next door for $1.13-million. Those two sales sparked even more interest in the third and last home – at 101 Royal Palm Dr. – which was snapped up for $1.134-million this summer.

What They Got: A few years ago, an infill site was redeveloped with three identical homes, including this two-storey residence with an attached double garage and south-facing backyard on a 38-by-110-foot lot.

Within the brick shell is about 4,000-square feet of living space, including an above-grade basement with a guest bedroom, recreation room with a walkout and one of five bathrooms.

The Agent's Take: "Nobody is building in the same quality, it's built like a Bridle Path quality [home]," says Ms. Preje. "This has 10-foot ceilings, baseboards and mouldings that were very elegant, and appliances were by Sub-Zero and Miele, so they were top of the line."

Buyers also appreciated that the high price of beauty was lessened by its location. "On another side of the street, this would be sold easily for $100,000 more," Ms. Preje states.
